How long does the mortgage process take from application to closing?

For a standard purchase with complete documentation, plan on 25–30 calendar days. Refinances can close in 21 days when appraisal is waived. Complex files or government-backed loans may take 30–45 days.

What is the difference between interest rate and APR?

The interest rate is the base cost of borrowing. APR is a broader measure that includes the rate plus lender fees, mortgage insurance, and certain closing costs. APR gives a better apples-to-apples comparison across lenders.

Do I need 20% down to buy a home?

No. Conventional loans are available from 3% down for first-time buyers. FHA allows 3.5% with a 580+ score. VA and certain USDA programs offer 0% down for eligible borrowers.

What is a rate lock and how long is it valid?

A rate lock is a lender's commitment to honor a specific rate for a defined period. Evertrust offers 60-day and 90-day locks at no additional cost. Rate falls during the lock? You may qualify for a one-time float-down.

Can I qualify with a co-borrower?

Yes. We use the lower of the two borrowers' middle credit scores but combine all income and assets. The co-borrower doesn't need to occupy the property for most loan types.

What are points and should I pay them?

One point = 1% of the loan amount, typically reducing your rate by 0.25%. Whether to pay depends on your break-even horizon. Your loan officer will run a no-cost analysis before you commit.

Is home equity loan interest still tax-deductible?

Under current IRS rules, interest is deductible only when proceeds are used to buy, build, or substantially improve the home securing the loan. Consult a qualified tax advisor for your specific situation.
